The history of the district

La Citadelle is the name of the old town of Ajaccio, packed between the place Foch, the fortified rock and the Tino-Rossi marina. It is the Genoese core of 1492, whose military footprint is still occupied by the Miollis barracks.

The district holds most of the heritage of the town: the Maison Bonaparte, on the rue Saint-Charles, where Napoleon was born in 1769, the Notre-Dame-de-l'Assomption cathedral, on the rue Forcioli-Conti, and a maze of old lanes, the rue Bonaparte, the rue du Roi-de-Rome, the rue Notre-Dame, the rue de la Porta, the rue Sainte-Claire and the rue des Anciens-Fossés. The Saint-François beach and the quai Napoléon mark its seaward limit.

On the market, La Citadelle sits at around 4 874 €/m² for an apartment, one of the highest levels in the town, on only around 25 sales a year. That limited volume makes the average sensitive to recent transactions: the median for the district, at 4 545 €/m², gives a more cautious reading. The price has risen by around 11 % over five years.

Who buys in Citadelle

La Citadelle attracts buyers looking for the character of the old town, and a large share of holiday-letting investors, drawn by the visitor traffic of the harbour and the lanes. Demand covers small renovated units, where the storey, the view and the absence or presence of a lift create considerable price gaps.
