Market trends and analysis for Antibes

The Antibes market follows the trajectory of the French Riviera, tight and driven by the scarcity of coastal land. With an average price around 5 570 €/m² for an apartment, the second-largest city in the Alpes-Maritimes ranks among the expensive municipalities of the region. Over five years prices have risen on the order of 16 %, with a stabilisation over the last twelve months, and the municipality records about 1 824 apartment sales per year, not counting an even higher market for houses.

Geography produces marked gaps, dictated by proximity to the sea. The Cap d'Antibes peninsula, with its prestige villas, concentrates the most sought-after areas, followed by the old town and Le Ponteil. Juan-les-Pins and the seafront districts form an intermediate market core. The northern and south-eastern districts, such as Saint-Jean, Azurville and the large Les Semboules estate, remain the most affordable, further from the coast.

The history of Antibes

Antibes Juan-les-Pins is the second-largest municipality in the Alpes-Maritimes, with about 73,000 inhabitants, on the French Riviera, halfway between Nice and Cannes. The town combines three faces: old Antibes, girded by ramparts reworked by Vauban in the seventeenth century, the seaside resort of Juan-les-Pins and the residential peninsula of Cap d'Antibes. A former Greek city and then a stronghold, Antibes has kept a dense historic centre, dominated by the Château Grimaldi which now houses the Picasso Museum, and bordered by the Port Vauban, one of the largest marinas in the Mediterranean.

The Cours Masséna, at the heart of the old town, hosts the Provençal market under its halls every morning. Juan-les-Pins, facing its beaches and the Gould pine grove, has hosted the Jazz à Juan festival since 1960, one of the oldest jazz festivals in Europe. The town is served by the Antibes railway station, on the Marseille-Ventimiglia line, and by a second stop at Juan-les-Pins. The coast road links the different areas, while the Envibus bus network serves the town and reaches the Sophia Antipolis technology park to the west.

This diversity produces a contrasting property market. Antibes attracts year-round residents, second-home buyers, executives working at Sophia Antipolis and an international clientele drawn to Cap d'Antibes. The seafront areas and the peninsula, from Cap d'Antibes to Le Ponteil, concentrate the highest prices, while the northern and south-eastern districts, such as Saint-Jean or Les Semboules, offer more affordable prices. Demand remains sustained, driven by the appeal of the French Riviera and by employment at the neighbouring technology park.

Who buys in Antibes

The Antibes market attracts families, Sophia Antipolis executives, second-home buyers and an international clientele. Demand focuses on seafront apartments in Juan-les-Pins and Le Ponteil, on the prestige villas of Cap d'Antibes, and on the more affordable properties of the northern and south-eastern districts, sought after by first-time buyers and investors. Small units, prized for holiday letting and buy-to-let, are buoyed by tourism and employment at the technology park.

No. Cap d'Antibes, a peninsula of prestige villas, sits at the very top of the range, while the large Les Semboules estate, in the south-east, remains the most affordable area. Between the two, the old town, Le Ponteil, Juan-les-Pins and the residential districts make up a market core with varied prices depending on proximity to the sea.

Yes, fairly. With an average price around 5 570 €/m² for an apartment, Antibes ranks among the expensive municipalities of the French Riviera, below Cannes and the core of Nice but well above the national average. The market is driven by tourism, second homes and proximity to Sophia Antipolis.

Over five years apartment prices have risen on the order of 16 %. The market stabilised over the last twelve months, after the sharp rise that followed the 2020-2022 period across the whole French Riviera, supported by the scarcity of seafront supply.

The city average is not enough: you have to start from your district's price, then adjust for the type of property, the floor, the condition, the sea view and proximity to the coast. The Immover estimator draws on the actual sales closest to your address.
