Cabessut occupies the north-east of Cahors, on the right bank of the Lot, at the end of the pont de Cabessut which links it to the peninsula. The district is organised around the avenue Henri-Martin, the avenue Édouard-Herriot, the avenue Jean-Lurçat and the southern part of the avenue du Maquis, and runs along the river via the quai de la Verrerie and the rue de l'Île. The route du Payrat leads off from it to the north-east. The district has around 2 720 inhabitants, according to the town council.
Cabessut occupies, together with Terre-Rouge, one of the two terraces where the Lot valley widens to the east of the town; the Terre-Rouge terrace was farmland before 1965, according to Lot Habitat, the department's social housing landlord, before the town spread onto it. The neighbouring district of Terre-Rouge, part of which lies within the sector, is the only priority urban neighbourhood in the Lot department; the town council and Lot Habitat are running a programme to renovate its housing and public spaces. The Cabessut sports complex and the banks of the Lot are the landmarks of the district.
Cabessut stands at 1 331 €/m², the most affordable price in Cahors, 16 % below the town-wide average, with eleven apartment sales a year. The district has gained 8 % over five years, from 1 229 €/m² in 2021 to 1 331 in 2026, and 9 % over twelve months, a rise to be read with caution on this volume.
Cabessut is the lowest entry point to the Cahors market, at 1 331 €/m², 16 % below the town-wide average and 20 % below Saint-Cirice, the most expensive district. It offers the right bank of the Lot and the pont de Cabessut to the peninsula, in a mix of small apartment buildings, residences and detached houses. The buyer profile is that of first-time buyers on a tight budget, families and investors aiming at the rental market. Two points to examine. The range, from 1 125 to 1 467 €/m², is narrow, a sign of a fairly uniform housing stock: the condition of the building, the service charges and the energy performance account for most of the gap between two properties. And the 9 % rise over twelve months is based on eleven sales a year: the 8 % increase over five years gives a more reliable reading.
The average price in Cabessut is 1 331 €/m² for an apartment (actual DVF transactions, notarised sales), within a range of 1 125 to 1 467 €/m² depending on the building, the floor and the condition.

Partly. Terre-Rouge, a priority urban neighbourhood, extends between Cabessut and Saint-Cirice on the right bank. It records almost no apartment sales: no price of its own can be calculated, and the figures on this page cover the whole Cabessut sector.
