The history of the district

Saint-Georges occupies the south-east of Cahors, on the left bank of the Lot, opposite Vieux Cahors. The district runs along the river via the quai Jean-Lagrive and the rue de l'Écluse, and extends around the rue de Fonrodenque, the rue Victor-Lafage, the place de la Merci, the rue Coty, the rue du Camp des Monges and the rue des Jacobins. The avenue Anatole-de-Monzie and the route de Lalbenque lead off from it to the south-east, and the chemin du Mont Saint-Cyr climbs towards the high ground that closes off the town to the south.

It is one of the historic outer districts of Cahors, on the bank opposite the walled town. The mont Saint-Cyr, which overlooks it, marks the limit of the town to the south and offers a viewpoint over the peninsula. The town council attaches the sector to a district called « Saint-Georges, Routes de Toulouse et Lalbenque, La Rosière », which extends to the southern exits of the municipality.

Saint-Georges stands at 1 415 €/m², 11 % below the town-wide average, with eight apartment sales a year. The district has gained 10 % over five years, from 1 292 €/m² in 2021 to 1 415 in 2026, and has fallen by 2,6 % over twelve months. On such a small volume, the series cannot be read year by year.

Who buys in Saint-Georges

Saint-Georges is the second most affordable district in Cahors, at 1 415 €/m², 11 % below the town-wide average. It offers the banks of the Lot opposite Vieux Cahors, linked to the peninsula by the bridges, in a residential outer district. The buyer profile is that of first-time buyers, families and investors on a tight budget. Two points to examine. The price per square metre decreases with the size of the home, from 1 579 €/m² for a studio or T1 to 1 173 €/m² for four rooms or more: compare a property with sales of the same size. And the district records only eight apartment sales a year: a valuation by address is worth more than the average price, and the 10 % increase over five years is the most reliable reading.
