The history of the district

Vieux Cahors occupies the east of the peninsula, between the boulevard Gambetta and the quays of the Lot. It is organised around the cathédrale Saint-Étienne and the place Jean-Jacques-Chapou, and brings together the streets of the medieval town: the rue Nationale, to the south, in the Badernes quarter, the rue du Château-du-Roi, the rue des Soubirous and the rue Saint-Barthélemy to the north, the rue Saint-James, the rue du Portail-Alban, the place Saint-Maurice, the rue de la Halle and the place de la Libération. To the north, the rue de la Barre leads to the Barbacane and the tour Saint-Jean, which guarded the isthmus; the quai Champollion runs along the river to the east.

This is the walled town, whose wall followed the line of today's boulevard Gambetta from the seventh century. The cathedral, whose two main altars were consecrated in 1119, has been on the Unesco World Heritage List since 1998 together with the pont Valentré. The Cahors merchant-bankers built their houses there in the thirteenth and fourteenth centuries, and the tour Jean XXII, 34 metres high, is the only remnant of the palace of Pierre Duèze, the pope's brother. The whole area is now a conservation area, which the town council divides into four districts: Badernes, Chapou, Libération and Soubirous.

Vieux Cahors stands at 1 603 €/m², 1 % above the town-wide average, with forty-one apartment sales a year, making it the largest market in the town. It has gained 16 % over five years, from 1 379 €/m² in 2021 to 1 603 in 2026, and 6,2 % over twelve months.

Who buys in Vieux Cahors

Vieux Cahors is the largest market in the town, with forty-one apartment sales a year, but it sells at the municipal price, 1 603 €/m², only 1 % above the average. The appeal of the address, with the cathedral, the market and the shops within walking distance, is offset by the constraints of the medieval buildings: narrow staircases, rare lifts, difficult parking. The buyer profile is that of retirees and working people who want to live without a car, lovers of old buildings and investors aiming at renting out small units. Three points to examine. The range, from 1 270 to 1 897 €/m², is wide: it separates renovated apartments from homes needing work. Small units cost more per square metre, 1 702 €/m² for a studio or T1 against 1 478 €/m² for four rooms or more. Finally, in a conservation area, work on facades and roofs follows strict rules: the condition of the building and the works voted by the co-owners account for a large part of the value.
