Saint-Cirice occupies the east of Cahors, on the terrace of the right bank of the Lot, beyond the pont de Cabessut. The district is organised around the chemin de Saint-Cirice and the chemin des Jardins-de-Saint-Cirice, and extends westwards via the rue Saint-Ambroise, the rue Françoise-Lapeyre and the northern part of the avenue du Maquis. The route de Bégoux and the route de Villefranche lead off from it to the east, towards the hamlets and the plateau. The town council attaches the sector to a district called « Saint-Cirice, Les Ramonets, La Marchande ».
It is one of the few areas where the valley widens. The neighbouring Terre-Rouge terrace was farmland before 1965, and the town spread eastwards from that period. The western part, around the rue Saint-Ambroise and the avenue du Maquis, is often called Terre-Rouge by its residents, after the neighbouring district, which is classed as a priority urban neighbourhood and is undergoing a renovation programme with Lot Habitat, the department's social housing landlord. The name Saint-Cirice has no connection with Saint-Cirq-Lapopie, a village about 18 kilometres upstream.
Saint-Cirice stands at 1 658 €/m², the highest price in Cahors, 4 % above the town-wide average, with fourteen apartment sales a year. The district has gained 23 % over five years, from 1 351 €/m² in 2021 to 1 658 in 2026, and 13,1 % over twelve months, a rise to be read with caution on such a small volume.
Saint-Cirice is the most expensive district in Cahors, at 1 658 €/m², but its lead is small: 4 % above the town-wide average. The sector is mainly made up of detached houses, and apartment sales are concentrated in a few residences: the average price describes those buildings more than the district as a whole. The buyer profile is that of working people and families looking for a home outside the old buildings of the peninsula, retirees, and investors. Two points to examine. The range, from 1 493 to 1 869 €/m², is narrow and reflects this uniform housing stock: the floor, the aspect and the condition of the building account for most of the gap between two properties. And the 13,1 % rise over twelve months is based on fourteen sales a year: the 23 % increase over five years gives a more reliable reading.
The average price in Saint-Cirice is 1 658 €/m² for an apartment (actual DVF transactions, notarised sales), within a range of 1 493 to 1 869 €/m² depending on the building, the floor and the condition.
