The history of the district

The La Gare district occupies the north-west of the Cahors peninsula, west of the boulevard Gambetta. It brings together the station, on the place Jouinot-Gambetta and the avenue Jean-Jaurès, the Arc de Diane, on the avenue Charles-de-Freycinet, the musée Henri-Martin, at 792 rue Émile-Zola, and the lycée Clément-Marot, on the rue des Augustins. The rue Saint-Namphaise, the rue des Cadourques, the rue du 17-Août, the rue Denis-Forestier, the rue Gustave-Larroumet, the rue Joachim-Murat and the place Bessières form its street pattern. To the north, the district climbs towards Sainte-Valérie and Lamothe, via the chemin de Sainte-Valérie, the rue de Lamothe and the côte de Lapoujade.

This is the nineteenth-century town, built on a regular plan west of the medieval wall, around the station of the Paris to Toulouse line; the town council calls this sector the « upper nineteenth » (« XIXe haut »). The Arc de Diane recalls the ancient town: it is the only remnant of the baths of Divona Cadurcorum. The musée Henri-Martin, founded in 1833, occupies the former bishop's palace and shows the painter's work together with archaeology and history collections.

La Gare stands at 1 620 €/m², the third-highest price in Cahors, 2 % above the town-wide average, with forty apartment sales a year. The district has gained 15 % over five years, from 1 403 €/m² in 2021 to 1 620 in 2026, and has fallen by 7,6 % over twelve months.

Who buys in La Gare

La Gare is one of the two main markets in Cahors, with forty apartment sales a year, at 1 620 €/m², 2 % above the town-wide average: it is a district at the town price. It brings together what buyers look for on the peninsula, with the train, the lycée, the museum and the shops of the boulevard Gambetta within walking distance, in nineteenth-century buildings more regular than those of the medieval town. The buyer profile is that of working people who commute by train, students and their families, first-time buyers and investors aiming at the rental market. Two points to examine. The range, from 1 241 to 1 927 €/m², is wide: it separates renovated buildings from buildings needing work, and the average price represents a given property less well here than elsewhere. And the 7,6 % fall over twelve months follows a stronger year in 2024: the 15 % increase over five years remains the most reliable reading.
