The history of the district

Évry-Village is the original core of the town, that of the rural settlement of Évry-Petit-Bourg before the new town. It takes up the north-east of the territory, on the slopes running down to the Seine, facing Soisy-sur-Seine and Étiolles. The église Saint-Pierre-et-Saint-Paul, on the avenue du Château, marks its centre.

The district has kept its old layout, its narrow streets and its low-rise housing, having stayed clear of the big schemes of the 1970s. It is served by Évry-Val-de-Seine station, on the Vallée branch of RER line D, which makes it the only area of the town directly linked to that branch. A few recent apartment schemes have been added on the edge of the old village.

On the market, Évry-Village shows the lowest average apartment price in the town, at around 1 841 €/m², on about 36 sales a year. The median comes out at 1 761 €/m² and half of the sales fall between 1 531 and 2 108 €/m². The 27 % decline recorded over five years is the sharpest in Évry-Courcouronnes: it owes much to the nature of the properties sold, a district average reacting quickly to the type of apartments put on the market. House prices, in the majority in the district, do not follow that path.

Who buys in Évry-Village

Évry-Village attracts families and buyers looking for an old, low-rise setting away from the large estates, with a direct link to Paris on the Vallée branch of the RER D. Demand focuses mainly on the houses of the old village, and secondarily on the apartments of the schemes on its edge, which show the lowest prices per m² in the town.
