Les Pyramides, a district north of the centre of Évry-Courcouronnes. Google Maps.
Les Pyramides is the most recognisable district of Évry-Courcouronnes. Built at the start of the 1970s, immediately north of the town-centre deck, it takes its name from its stepped blocks: prefabricated modules stacked on columns and slabs, drawing pyramid-shaped facades and successive terraces. The scheme was widely published in the architectural press when it was handed over.
The district extends north as far as the parc des Loges area, the green space that separates it from Les Champs-Élysées, and west as far as Le Bois Sauvage, with which it shares its priority-neighbourhood boundary, under the name Pyramides - Bois Sauvage. On that basis it is the subject of a long-running urban renewal scheme, with refurbishments, targeted demolitions and a redesign of the public spaces.
On the market, Les Pyramides sits at around 2 051 €/m² for an apartment, below the town-wide average, on about 40 sales a year. The district median comes out at 1 934 €/m², and half of the sales fall between 1 775 and 2 195 €/m². The price level has risen by around 5 % over five years, despite a decline over the last twelve months.
Les Pyramides attracts first-time buyers, families and investors looking for the lowest prices per m² in the town at a short distance from the town centre and the RER D station. Demand focuses above all on the large units, numerous in the district, and on studios, carried by the proximity of the university.
