The history of the arrondissement

The 3rd arrondissement, bringing together La Belle de Mai and Saint-Mauront, was built up in the 19th century around the factories, including the great tobacco works. It was then a working-class district, home to factory workers and immigrant families employed in Marseille's industry.

Industrial decline hit the area hard, and it ranks among the lowest-income parts of France. The conversion of the tobacco works into La Friche la Belle de Mai, a vast cultural venue, marked the start of a slow transformation.

The 3rd remains the most affordable arrondissement in central Marseille. Its immediate proximity to the Gare Saint-Charles and the inner centre, combined with low prices, makes it an area watched by investors and first-time buyers, in a context of gradual urban renewal.
