The history of the district

Larvotto occupies the eastern edge of Monaco, along the coast. The district grew up around its beach, one of the few public beaches in the Principality, laid out on land partly reclaimed from the sea in the second half of the twentieth century.

The most populous seaside district in Monaco, Larvotto is home to the Grimaldi Forum, a congress and cultural centre, as well as upmarket residential buildings facing the sea. The area combines neighbourhood life, leisure facilities and sought-after residential addresses.

With the development of Mareterra along its seafront, delivered in late 2024, Larvotto found itself in direct contact with the newest and most exclusive district in the Principality, which has increased the pressure on property values in the area.

Who buys in Larvotto

The district attracts an affluent international clientele, drawn by the proximity of the sea and the beach. Foreign residents seeking a seaside lifestyle, well-off families and second-home buyers share a market in which sea-view properties are the most contested. High-end rental demand also remains strong.
