The history of the district

Mareterra is the newest district in Monaco, reclaimed from the sea off the anse du Portier. The extension project, launched in the 2010s, led to the delivery of the district in late 2024, adding about six hectares to the territory of the Principality.

The development comprises 124 very high-end homes, buildings designed by renowned architects, a marina, public spaces and seaside promenades. The district was designed around stated environmental goals, with attention paid to marine biodiversity and landscape integration.

Because of its recent creation and the standing of its homes, Mareterra forms a segment apart within the Monaco market: a new, limited stock aimed at an affluent clientele seeking rare addresses in the Principality.

Who buys in Mareterra

The district attracts an affluent international clientele looking for exceptional new-build properties in a maritime setting. The buyers are mostly foreign residents drawn by the tax framework and the security of the Principality, as well as wealthy families building a rare property asset. As the number of homes is very limited, transactions remain few and confidential.
