Monaco-Ville occupies the Rock, a headland overlooking the sea and the historic cradle of the Principality. It was here that the first inhabitants settled and that the old core was built around the Prince's Palace and the cathedral.
The district retains a fabric of narrow lanes and old houses, away from the vertical density that characterises the other areas of Monaco. The built form, constrained by the topography of the Rock and heritage protection, has changed little in its volumes.
Today, Monaco-Ville remains a district apart, residential and heritage-focused, whose property market is limited to a small number of old houses that rarely change hands.
The district attracts buyers attached to the historic character of the Rock and the scarcity of its old buildings. Buyers are looking for a heritage asset rather than a liquid investment, aware of the low market turnover and the very small number of properties available each year.
