The La Gare district was born with the railway. When the line reached Rodez in the second half of the nineteenth century, the town was still gathered on its outcrop; the station was built below it, to the north, and a faubourg grew up around it. It is one of the few areas of the town whose existence can be dated to the year.
The resulting fabric is distinctive: straight avenues, tenement blocks, terraced town houses. The avenue Durand-de-Gros and the avenue de Paris are the two densest streets in the area in the sales records, followed by the avenue de Bordeaux and the rue de Gergovie.
Rodez station today links Toulouse in 2 h 10 at the fastest, with around ten return services a day by TER regional train, and Paris-Austerlitz by an overnight Intercités running via Brive-la-Gaillarde. The official label of the statistical area, 'Sacré-Coeur-Gare', also refers to the church of the same name.
The district sits at 1 794 €/m², 14 % below the town-wide average, which makes it the second lowest price in the town. But it is the third market by volume, with fifty-three apartment sales a year: the area is heavily made up of flats. It gains 9 % over five years and falls by 7,1 % over twelve months.
The La Gare district is the buy-to-let market of Rodez, and that is how it should be read. At 1 794 €/m², it is 14 % below the town-wide average, while offering fifty-three apartment sales a year, the third volume in the town: a fabric of tenement blocks inherited from the nineteenth century, in a town where 54,7 % of residents are tenants. Buyers are mostly investors and first-time buyers. The point to grasp is the spread, from 1 484 to 2 118 €/m², on a stock where the quality of buildings varies considerably: here it is the building and the energy rating that make the price, not the street. A word of warning on the figures: the fall of 7,1 % over twelve months is real, but it applies to an area whose five-year rise still stands at 9 %, and to a stock where the make-up of sales from one year to the next easily shifts the average. Two practical points to finish: exposure to railway noise varies a great deal with position, and the district lies below the centre, which means a climb on foot back up to the outcrop.
The average price in La Gare is 1 794 €/m² for an apartment (actual DVF transactions, notarised sales), within a range of 1 484 to 2 118 €/m² depending on the building, the floor and the condition.
It is the most rental-oriented area in the town. It combines a low entry price, 1 794 €/m², a high volume of transactions with fifty-three apartment sales a year, a fabric of tenement blocks and a population that rents in 54,7 % of cases across the town. The point to watch is the very uneven quality of the buildings: the energy rating and the condition of the communal areas must be examined first of all.
Toulouse in 2 h 10 at the fastest, with around ten return services a day by TER regional train, and Paris-Austerlitz by an overnight Intercités running via Brive-la-Gaillarde. Coach services complete the links towards Albi and Millau. That is an argument for an investor, since student and professional tenants use these journeys.
The fall of 7,1 % over twelve months applies to a very varied stock, where the make-up of sales from one year to the next is enough to shift the average: a year dominated by unrefurbished properties brings the figure down without the market turning. The five-year trend, a rise of 9 %, gives a more reliable reading of the direction.
