The Beaune market is rising over time. The average apartment price went from 2 385 €/m² in 2021 to 2 648 in 2026, around 11 % over the period, and the rise continues over the last twelve months, at 5,2 %. The municipality records an average of 183 apartment sales a year (DVF data, the French notarised sales database), a volume large enough to read the municipal trend, but not always that of each district.
Over five years, the districts range from -5 % to +33 %. Les Échaliers lead with 33 %, a rise driven in 2025 by recently completed homes; next come the Camp Américain, 29 %, Madeleine, 19 %, Saint-Nicolas, 14 %, and Saint-Jacques, 11 %. The Centre-ville gains 4 % over five years and 9,3 % over twelve months, while Saint-Martin falls by 5 % over five years. Saint-Nicolas, the Camp Américain and Saint-Martin record 10 to 19 sales a year: their changes need confirming. Immover covers seven districts, which is 96,5 % of apartment sales in the municipality. Les Blanches-Fleurs, to the north, mix social housing under renewal and small residences, on a volume too low for a reliable price; La Montagne, to the west, is made up of vineyards, and the hamlets of Gigny and Challanges have no apartment market.
Beaune compared with the major French cities, on the average price per m² for an apartment.
Beaune is the sub-prefecture town of the Côte-d'Or department and its second municipality, at the foot of the Côte de Beaune, between the limestone plateau to the west and the Saône plain to the east. In 1203 the town received a charter of franchise from Duke Eudes III, which gave it its municipal institutions. As a residence of the dukes of Burgundy, it still has the dukes' mansion, rue d'Enfer, which now houses the musée du Vin de Bourgogne, and the collegiate church of Notre-Dame remains the other major building of the old town.
In 1443, Nicolas Rolin, chancellor to Duke Philippe le Bon, and his wife Guigone de Salins founded the Hospices de Beaune. The Hôtel-Dieu, with its glazed tile roofs and the Last Judgement polyptych by Rogier van der Weyden, has become the emblem of the town, and the Hospices wine auction is held every year in November. After the death of Charles le Téméraire, Beaune passed to the crown in 1478 under Louis XI, who had a castle built there. The town wall was strengthened with bastions from 1513 to 1524, then in 1636: this ring of ramparts and boulevards still outlines the town centre.
The Great Winter of 1709 devastated the vineyards, and the Austrians occupied the town in 1814. The railway arrived on 1 September 1849 and the school of viticulture, forerunner of the wine-growing lycée, opened in 1884. In 1918 the American army set up a vast military hospital east of the station, then, from February to June 1919, a university for its soldiers: the Camp Américain district still bears the name. Beaune was liberated on 8 September 1944, the date carried by the avenue leading to the station.
The A6 motorway, in 1970, then the industrial zone, in 1972, drove the town's expansion to the east. In 2015, the Climats of the Burgundy vineyards, including those of the Côte de Beaune, were added to the UNESCO World Heritage list. The municipality had 20 352 inhabitants in 2023, against 21 031 in 2017. Its housing stock is 59,5 % apartments and 39,6 % houses, and more than a third of main residences date from 1971 to 1990.
An apartment in Beaune costs 2 648 €/m², in a municipality where apartments make up 59,5 % of homes. The municipality counts 47,7 % owners and 49,5 % tenants, and 20,1 % of main residences are social housing. The buyer profile is that of people working in the town and the vineyards, families, retirees drawn to the old centre, and investors aiming at letting, including seasonal letting around the Hospices. Three points to know before buying. The first is the weight of the ramparts: the Centre-ville, at 3 421 €/m², sells 29 % above the municipal average and 25 % above the second district, Madeleine, at 2 726 €/m². Outside the walled town, the next five districts hold between 2 292 and 2 726 €/m², and Saint-Jacques closes the ranking at 2 053. The second is how close houses and apartments are: houses cost 2 752 €/m², only 4 % more. The third is how to read the trend: prices gain 11 % over five years and 5,2 % over twelve months, but the districts move in very different ways, and several rest on too few sales to be read year by year.
The average price in Beaune is 2 648 €/m² for an apartment (actual DVF transactions, notarised sales), within a range of 2 000 to 3 104 €/m² depending on the district. Property portals show asking prices, 10 to 20 % above the prices actually recorded.
The Centre-ville, inside the ramparts, at 3 421 €/m², which is 29 % above the municipal average. Madeleine follows at 2 726 €/m², then the Camp Américain at 2 666 and Les Échaliers at 2 582. The most affordable district is Saint-Jacques, at 2 053 €/m², 40 % below the Centre-ville.
Because the ring of ramparts brings together the Hôtel-Dieu, the collegiate church of Notre-Dame, the squares and the shops, in low-rise old buildings. Its price, 3 421 €/m², is 25 % above that of Madeleine, the second district in the town. Outside the ramparts, the gap between districts is much smaller.
Yes. The average apartment price rose from 2 385 €/m² in 2021 to 2 648 in 2026, around 11 %, and it gains 5,2 % over twelve months. The districts, however, move at different speeds: Les Échaliers rise by 33 % over five years, driven by recent completions, while Saint-Martin falls by 5 %.
It is small: houses cost 2 752 €/m², which is 4 % more than apartments at 2 648 €/m². Houses make up 39,6 % of homes in the municipality, and the market has recorded more than two hundred house sales over the last two years. The plot, the condition of the roof and the energy performance make the difference between two properties.
No. Beaune, postcode 21200, is the sub-prefecture town of the Côte-d'Or department, in Bourgogne-Franche-Comté. Beaune-la-Rolande is a municipality in the Loiret department, unrelated to the town of the Hospices. The prices shown here concern Beaune, in the Côte-d'Or, only.
