The Madeleine district covers the belt of faubourgs surrounding the ramparts to the east and south. It is organised around the place Madeleine and the rue du Faubourg Madeleine, just east of the boulevard Jules-Ferry, and extends as far as the station, avenue du 8-Septembre. It includes the faubourg Saint-Jean, the rue Jacques-de-Molay, the rue Céler, the rue Poissonnerie, the rue Pierre-Guidot, the rue Colbert, the boulevard Perpreuil and the rue du Moulin-Perpreuil; to the south, the place Saint-Jacques and the rue du Faubourg Saint-Jacques are also part of it.
The municipal archives trace the growth of the faubourg back to the church of Sainte-Madeleine, built in 1245; the faubourg counted 70 households in 1403. On 18 December 1754, the bandit Mandrin held the district to ransom. The arrival of the railway, on 1 September 1849, placed the station east of the faubourgs. More recently, the place Madeleine was completely redesigned: works began on 21 November 2023 and the square, planted with plane trees and still offering parking, was inaugurated in October 2024.
Madeleine stands at 2 726 €/m², the second price in Beaune, 3 % above the municipal average, with 36 apartment sales a year. The district gains 19 % over five years, from 2 289 €/m² in 2021 to 2 726 in 2026, but falls by 7,4 % over twelve months.
Madeleine is the second price in Beaune, at 2 726 €/m², 3 % above the municipal average but 20 % below the neighbouring Centre-ville. It is the Beaune compromise: old faubourgs and small residences a few minutes' walk from the ramparts, with the station in the district. The buyer profile is that of working people who take the train, first-time buyers who want to be close to the centre at a lower price, and investors aiming at letting small units. Two points to examine. The price per square metre falls sharply with size: a studio or T1 sells for 3 460 €/m² on average, a two-room flat for 2 631 €/m², four rooms or more for 2 236 €/m². So compare a property with sales of the same floor area. And the 7,4 % fall over twelve months contradicts the 19 % rise over five years: on 36 sales a year, it is the long-term trend that counts, while checking how prices move over the coming months.
The average price in Madeleine is 2 726 €/m² for an apartment (actual DVF transactions, notarised sales), within a range of 2 114 to 3 242 €/m² depending on the building, the floor and the condition.

The place Saint-Jacques and the rue du Faubourg Saint-Jacques belong to it, not to the Saint-Jacques district.
Yes. Redesign works on the place Madeleine and the faubourg began on 21 November 2023, and the square was inaugurated in October 2024. It keeps its parking, now under the plane trees, in a greener setting.
Over twelve months, the price falls by 7,4 %. Over five years, it rises by 19 %, from 2 289 €/m² in 2021 to 2 726 in 2026. With 36 apartment sales a year, the recent fall remains to be confirmed, and the long-term trend is the safest reading.
