Saint-Nicolas covers the north-east of Beaune, on the route de Dijon axis. The district is organised around the church of Saint-Nicolas, rue de l'Église-Saint-Nicolas and petite rue Saint-Nicolas, the rue de Chorey, the rue Pasteur, the rue des Alouettes, the rue des Dominicaines and the avenue du Maréchal-de-Lattre-de-Tassigny. To the north, the Beaune - Saint-Nicolas exit of the A6 motorway bears the name of the district.
The district map of the Ville de Beaune calls it « Champagne / St Nicolas », and the Marey vocational lycée appears on it. The district records more house sales than apartment sales, a sign of largely suburban-style housing. Beware of a naming trap: the porte Saint-Nicolas and the rue du Faubourg Saint-Nicolas lie further south, near the ramparts, outside the district.

The buyer profile is that of first-time buyers, families looking for a lower price than in town and working people who use the motorway, whose access point is north of the district. Two points to examine. The range, from 1 985 to 2 451 €/m², is the tightest in Beaune, but the gaps by size are clear: a two-room flat sells for 2 851 €/m² on average, a three-room flat for 2 181 €/m². Compare a property with sales of the same type. Next, the 14,4 % rise over twelve months rests on ten sales a year: the 14 % progression over five years gives a safer reading.

With caution: it rests on ten apartment sales a year, a volume on which a few transactions are enough to shift the average. The 14 % progression over five years, from 2 015 €/m² in 2021 to 2 292 in 2026, is the most reliable reading.
