The Centre-ville corresponds to the walled town, inside the ring of ramparts and boulevards. It is organised around the Hôtel-Dieu of the Hospices, rue de l'Hôtel-Dieu and place de la Halle, the collegiate church of Notre-Dame, rue Notre-Dame, the mansion of the dukes of Burgundy, rue d'Enfer, and the town hall. The place Carnot, the place Monge, the place Ziem, the place Fleury and the place Jules-Marey punctuate the district, which is crossed by the rue de Lorraine, the rue d'Alsace, the rue Carnot, the rue des Tonneliers, the rue Sainte-Marguerite, the rue Maufoux and the rue Paradis.
This is the ducal, then royal, town. The charter of 1203 founded its institutions, the Hospices were founded here in 1443 by Nicolas Rolin and Guigone de Salins, and the dukes' mansion houses the musée du Vin de Bourgogne. Returned to the crown in 1478, the town was enclosed within a wall strengthened with bastions from 1513 to 1524, then in 1636: these ramparts, lined with boulevards, still clearly mark the edge of the district. The district map of the Ville de Beaune makes it a district in its own right, separate from the surrounding faubourgs.

It attracts buyers who want to live on foot, between the Hôtel-Dieu, the collegiate church, the squares and the shops: working people, retirees, and investors aiming at letting, including seasonal letting. Three points to examine. The buildings are old: 12,5 % of the municipal housing stock dates from before 1919; the condition of the roof, the common parts and the works already voted weigh heavily, which is reflected in a wide range, from 2 613 to 3 966 €/m². Small units cost the most per square metre, 4 016 €/m² on average for a studio or T1, against 2 797 €/m² for a two-room flat and 3 508 €/m² for a three-room flat: compare a property with sales of the same size. Finally, the 4 % rise over five years is modest compared with the rest of the town: the district was already expensive in 2021, at 3 289 €/m².
