Les Échaliers cover the south-east of Beaune, beyond the railway. The district is organised around the rue des Échaliers, the route de Verdun, the rue Maurice-Mauchamp and the rue Lieutenant-Dupuis, and runs down towards the avenue du Lac and the lac de Montille. The rue de la Chartreuse, the rue du Moulin-Noizé and the route de Challanges are also part of it; the latter leads to the hamlet of Challanges and the airfield, which the municipal plan places in a separate district.
It is an extension district of the town towards the south-east, in a municipality where more than a third of main residences date from 1971 to 1990. The district map of the Ville de Beaune calls it « Échaliers / Route de Seurre ». INSEE, the French statistics institute, files it under the label « Porte de Beaune », which is in fact the name of the retail park further south. New homes have recently been completed there, in the route de Verdun area.

The area mixes older residences and recent homes, in an open setting, near the lac de Montille. The buyer profile is that of first-time buyers, families and investors looking for a home cheaper than in town, a few minutes from the motorway access points. Three points to examine. The 33 % rise over five years does not apply to the whole district: it is driven in 2025 by recent completions, which sell for more than the older residences.
