The history of the district

Saint-Martin covers the north-west and west of Beaune, between the boulevards and the first slopes of the Montagne de Beaune. The district is organised around the rue du Faubourg Saint-Martin, the rue des Rôles, the avenue de l'Aigue, the rue Édouard-Joly and the chemin de la Source, near the parc de la Bouzaize and the avenue des Stades. It includes the hospital, avenue Guigone-de-Salins, the lycée du Clos-Maire and, to the south-west, the Vérottes area, rue des Vérottes, avenue Charles-Jaffelin and route de Pommard.

The district extends the old faubourg Saint-Martin, at the foot of the slope. The parc de la Bouzaize, along the river of the same name, provides a green space a stone's throw from the boulevards, and the wine-growing lycée, heir to the school of viticulture opened in 1884, stands on the avenue Charles-Jaffelin. The district map of the Ville de Beaune splits this area between « Saint-Martin / La Montagne » to the west, « Les Blanches-Fleurs » to the east and « Bretonnière / Vignes Rouges » to the south: Immover treats it as a single district in order to have enough sales.

Saint-Martin stands at 2 447 €/m², 8 % below the municipal average, with 19 apartment sales a year. The district falls by 5 % over five years, from 2 566 €/m² in 2021 to 2 447 in 2026, and gains 5,5 % over twelve months. On this volume, the annual series cannot be read year by year.

Who buys in Saint-Martin

Saint-Martin sells at 2 447 €/m², 8 % below the municipal average, in a steady market: its range, from 2 158 to 2 909 €/m², is fairly tight, and prices vary little with size, from 2 183 €/m² for four rooms or more to 2 633 €/m² for a two-room flat. The district mixes houses, small residences and large public facilities, close to the ramparts and the parc de la Bouzaize. The buyer profile is that of families drawn by the schools, staff of the hospital and retirees looking for calm near the centre. Two points to examine. The 5 % fall over five years rests on 19 sales a year and reflects a high starting point in 2021: the 5,5 % rise over twelve months is a reason not to draw hasty conclusions. And position matters: the streets close to the boulevards cannot be compared with the more outlying areas towards the Montagne.
