The history of the district

The Camp Américain covers the east of Beaune, beyond the railway. The district is organised around the rue de Chevignerot, the rue de Bellevue, the route de Seurre and the rue de l'Université-Américaine, on the route de Vignoles; it also includes the impasse du Verger, the rue des Creptilles, the rue du Docteur-Tassin and the rue de la Motte. The hamlet of Gigny, which the municipal plan treats as a separate district, lies at its north-eastern end, and the Vignolles industrial zone borders it to the east.

The name dates from the First World War. According to the Beaune municipal archives, in 1918 the American army set up a 10 000-bed military hospital between the station and Gigny, between the railway, the Rhoin and the route de Seurre, linked to the station by a railway line and operational in September 1918. From February to June 1919, the site hosted an American university that brought together more than 9 500 military students. After the Americans left, the huts were sold; a few survive as homes, and the district really developed after 1945, then with the A6 motorway and the industrial zone in the early 1970s.

The Camp Américain stands at 2 666 €/m², level with the municipal average to within 1 %, with 13 apartment sales a year. The district gains 29 % over five years, from 2 067 €/m² in 2021 to 2 666 in 2026, and 5,4 % over twelve months. On such a small volume, the annual series cannot be read year by year.

Who buys in Camp Américain

The Camp Américain sells at the town price, 2 666 €/m², within 1 % of the municipal average. Houses sell there more often than apartments, whose market remains narrow, 13 sales a year. The buyer profile is that of families and working people looking for space near the station and the motorway access points, and of first-time buyers. Two points to examine. The range, from 2 222 to 2 889 €/m², is fairly tight, but the gaps by size are marked: a two-room flat sells for 2 848 €/m² on average, a three-room flat for 2 013 €/m². So compare a property with sales of the same type. Next, the 29 % rise over five years rests on about a dozen sales a year: it indicates a trend without applying to any given property, and a valuation by address is safer than an average price.

Frequently asked questions

The average price in Camp Américain is 2 666 €/m² for an apartment (actual DVF transactions, notarised sales), within a range of 2 222 to 2 889 €/m² depending on the building, the floor and the condition.

Because the American army set up a military hospital there in 1918, between the station and Gigny, then, from February to June 1919, a university for its soldiers. After they left, the huts were sold and the district was built up, mainly after 1945. The rue de l'Université-Américaine keeps the memory alive.

In the east of the town, beyond the railway, around the rue de Chevignerot, the rue de Bellevue and the route de Seurre. The hamlet of Gigny is at its north-eastern end and the Vignolles industrial zone borders it to the east.

With caution: it rests on 13 apartment sales a year, a volume on which a few transactions are enough to shift the average. The current price, 2 666 €/m², remains at the level of the municipal average.
