Market trends and analysis for Bordeaux

Bordeaux went through a decade of soaring prices, driven by the arrival of the high-speed rail line, the reclaiming of the quays and the city's new appeal. The 2021 peak was followed by a marked correction as borrowing rates rose.

The contrasts remain strong. The heritage centre and the western echoppe faubourgs keep their premium, while the northern districts (Bacalan, Bassins à flot, Le Lac) and the right bank (La Bastide) carry most of the new construction, at more affordable prices.

Bordeaux against the major cities

average €/m²

Bordeaux sits at the top of the regional metropolises, below Paris, Nice and Lyon, but well above most cities of the west and south.

The history of Bordeaux

Bordeaux, the Port of the Moon on the banks of the Garonne, built its fortune on the wine trade and Atlantic commerce. Its eighteenth-century centre, an urban ensemble listed as a UNESCO World Heritage Site, lines up pale-stone facades, royal squares and redeveloped quays.

Long dormant, the city underwent a deep transformation from the 2000s onwards: the return of the tram, the cleaning of facades, the reclaiming of the quays and the arrival of the high-speed rail line, which brought Bordeaux within two hours of Paris.

This appeal fed a sharp rise in prices up to 2021, followed by a marked correction as interest rates climbed. The Bordeaux market remains uneven, between a sought-after heritage centre, prized echoppe faubourgs (traditional stone-house neighbourhoods) and northern districts in full redevelopment.

Who buys in Bordeaux

The Bordeaux market draws executives, families and investors, as well as Parisian buyers won over by the quality of life and the high-speed rail link. The heritage centre and the affluent western districts concentrate high-end demand, while the echoppe faubourgs and the redeveloping northern areas answer a broader demand. Small units, sought after by students and investors, trade above the average price per m².

Frequently asked questions

The average price in Bordeaux is 4 309 €/m² for an apartment (actual DVF transactions, notarised sales), within a range of 3 485 to 4 947 €/m² depending on the district. Listing portals show asking prices, 10 to 20 % above the prices actually recorded at signing.

No. The gap is wide: the Quinconces area exceeds 5 100 €/m², while districts such as Le Lac or Monséjour stay around 3 300 to 3 500 €/m². The Triangle d'Or, Saint-Seurin and the Chartrons pull prices upwards.

After a strong rise up to 2021, the Bordeaux market saw a clear correction: rising interest rates pushed prices down by several points in most districts. The market has since partly stabilised.

It is the nickname of Bordeaux, tied to the crescent shape drawn by the Garonne as it crosses the city. The historic centre, inscribed on the World Heritage list under this name, lies at its heart.

The city average is not enough: you have to start from the price of your district, then adjust for the floor, the aspect, the condition and any outbuildings. The immover estimator draws on the actual sales closest to your address.
