Le Vieux Pays is the original village of Garges-lès-Gonesse. Until the 1950s, it was the heart of the commune: a market-gardening borough of the plaine de France, gathered around its church of Saint-Martin, on rue Marcel-Bourgogne, whose exact location falls within this district.
The building of the large housing estates, from 1956 onwards, shifted the centre of gravity of the town westwards, and the old heart found itself on the edge of its own commune. It has kept its village fabric, around rue de Verdun, rue Fessou, rue Jean-Moulin and avenue Ambroise-Croizat, with a share of detached housing that is rare in Garges. The Les Basses Bauves area, adjoining and with no usable apartment sales, is attached to it.
On the market, Le Vieux Pays shows the highest average price in Garges-lès-Gonesse, at around 2 897 €/m² for an apartment, on around 10 sales a year. It is also the district that falls the most, by 15 % over five years and by 6,6 % over twelve months. Since the volume is low, take the two-year average rather than the movement of the latest year.
Le Vieux Pays attracts buyers looking for what is found almost nowhere else in Garges: a village fabric, detached houses and older buildings. Demand is as much for houses as for apartments, with a clear premium on properties with outdoor space.
The average price in Le Vieux Pays is 2 897 €/m² for an apartment (actual DVF transactions, notarised sales), within a band of 2 564 to 3 186 €/m² depending on the building, the floor and the condition.
Le Vieux Pays occupies the east of the commune, around the church of Saint-Martin, on rue Marcel-Bourgogne, and rue de Verdun. It is the original village, which became peripheral after the large housing estates were built to the west. Les Basses Bauves are attached to it.
It is the only area of the commune to have kept a village fabric, with older buildings and a share of detached housing, where the rest of Garges is very largely made up of flats. That scarcity explains an average price of 2 897 €/m², that is 24 % above the town average.
With caution. The district records only around 10 apartment sales a year: on so small a sample, the mix of the year's sales weighs heavily. The two-year average, at 2 897 €/m², is the figure to take rather than the movement of the latest year.
